"Overall I thought the process was pretty smooth and I'm glad that I was able to get an FHA loan. I did have one frustrating part right before the end of closing. I was told at the beginning what I needed to pay to put 3.5% down and that the previous owners would pay closing costs. After securing a 401k loan and getting all the funds in place, I was told 2 weeks before closing that I'd need to pay extra to secure a lower fixed rate and that even to secure the standard rate, it would cost $4k more! If I had known about this earlier I could have taken out a larger 401k loan. Tony was able to talk with the bank to waive this fee but it was a very hard call to get when I was so close to closing and thinking that it had all just slipped through my fingers. I would strongly recommend that you start disclosing this fee for a better rate at the beginning of the conversations instead of surprising people right at the end."
